Cafe Crepe will make its U.S. debut on the Third Street Promenade after inking a 10-year deal for 3,100 square feet at the northwest corner of 3rd Street and Broadway. The chain, based in Vancouver, has 10 restaurants across Canada. It is taking the most of the space previously occupied by Broadway Bar & Grill in a deal worth about $5 million. The crepe-specialty restaurant will be open for breakfast, lunch and dinner. "They wanted to make sure that they had an identifiable corner," said Randy Starr, principal at Tenzer Commercial Brokerage Group, who represented the landlord, Third Street Ltd. Townsend and Associates' Michael Townsend, representing the tenant on the deal. "It's going to do really well there." At a starting rate of about $11 a foot, the deal is one of the highest figure paid on the Promenade. Included among. recent deals in the shopping district is a lease Levi Strauss & Co. signed at the old Rag Factory space for $10.50 a foot. With Broadway Bar & Grill's lease up after 15 years at the location, "the high rent didn't work for that concept," said Starr.
